As the leaves fall from the trees and the evenings darken, our minds turn to thoughts of festive preparations. November and December can often be labelled as uneventful months in the property market but as we rapidly head towards Christmas we are seeing a repeat of last years fantastic performance throughout our nine offices and overturning this long held stereotype for the winter months.
Why has the winter market changed, you ask? For the second year running at Musker McIntyre we have outperformed ourselves throughout the year with the quantity of sales, this is due to the number of serious buyers we have registered throughout our branch network. November and December really puts the icing on the cake and brings the truly motivated and proceedable purchasers to the fore front. Ultimately these motivated clients for us are the next sale.
Why would I instruct you in December? There are two factors at play. The first is the motivated purchaser as mentioned, the essential factor to any sale. The second is the less obvious but equally relevant ‘lack of competition’ whilst most clients will be settling in for winter and will want to wait until the new year or Spring to list their property-clever sellers are taking advantage of this by listing their property now. Together with the changes coming into place in April 2016 with the increase in stamp duty on 2nd home buyers and buy-to-let we are confident that those markets are going to be busy in the first 3 months of 2016.
